WHAT IS AN INDIVIDUAL LEASE?

An individual lease means each resident signs a lease for their own specific bed space. You sign a lease for a bed in an apartment and share common areas such as living room and kitchens with other roommates. You are only responsible for your rental installment and lease terms and will not be held liable for any unpaid rent by your roommate(s). Apply Today!

WHAT IS AN INSTALLMENT?

​A typical lease is less than 12 months of occupancy which coincides the academic calendar. The leaseholder is charged a total rent amount for the contracted occupancy timeframe. The entire amount could be paid before you move in. That would be AWESOME, so feel free to do that if you want. However, we allow you to make 12 equal monthly installments on that total rent amount. These are not rent payments for the month, instead they are installment payments and are not prorated.

WHEN ARE THE INSTALLMENTS DUE?

​​Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

WHAT IS THE PROCESS TO BE ROOMMATE MATCHED?

​​If you’re looking for a roommate, fill out our roommate-matching questionnaire online during your application process. We will use that information to match you and your future roommate(s). Be sure to answer each question! If you already know who you want to live with, we can help sort out the details or you can send them a link during the application!

AM I ALLOWED TO REQUEST A SPECIFIC UNIT?

​You can list your preferences on your application, and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received. View Our Floor Plans.

DO YOU HAVE AN ON-SITE TEAM?

​​Yes! Our community strives to provide the best level of service and that starts on the ground with your office and maintenance team members who are available to you during office hours. We also have a 24-hour emergency maintenance service.

DO I HAVE TO BE A STUDENT TO LIVE HERE?

​​No, you do not. We rent to anyone over the age of 18 that wants and qualifies to live at our community.

WHAT ABOUT MY CAT/DOG, CAN I BRING THEM WITH ME?

Yes! Our community is pet friendly; in fact, our office loves to meet your furry friend! Breed restrictions apply and only 2 pets per apartment are allowed.  View Our Pet Policy

WHAT IF I NEED TO BREAK MY LEASE OR DON'T RETURN FOR THE NEXT SEMESTER?

​​The lease is binding and cannot be broken or terminated. If you cannot live with our community after signing the lease, you will need to sublease. All subleases must apply to our community and qualify the same way you did. Please call the office to learn more about our subleasing policy and we will be happy to assist.

HOW CAN I MAKE A PAYMENT?

​​We accept online payments through the resident portal. Convenience fees may be charged for online payments. Late fees vary by property. Refer to your lease agreement for more information.
